Why do taps with washers start dripping or leaking?

Generally, you end up with a dripping or leaking tap because the seals inside have worn out from years of use. Also, the higher the water pressure the less time your taps will last.

 

Older taps have rubber washers (also known as jumper valves). This washer gets squashed against a valve seat which after years of use, can wear or break and require replacement. A valve seat can also be replaced, however sometimes this may not be possible therefore, the whole tap would need to be swapped out.

A tap washer in good repair will enable you to turn off the tap and stop the water flow with minimal effort.

Signs your taps may need attention!

Your taps may need repair or an upgrade when you notice any of the following signs:

 

  • tap is dripping or leaking

  • at the base of the tap, water is leaking out

  • worn or loose parts

  • tapware has tightened up (hard to turn on or off)

  • water bill is higher than usual

Yes, changing a tap washer is a relatively simple process, however if you don’t have the correct tools, you will run into difficulties, particularly if the washer is stuck. The knock-on effect is that you may, without realising, have caused damage to the pipework behind the wall as you struggled to remove the washer.

Taps with ceramic discs are great – to stop the flow of the water, the tap only needs to be turned between a quarter to half of a turn. However, they are not so great when it comes to changing the disc – if they are not put back exactly the same way, they will fail to function correctly. Therefore, a plumber with the correct tools and knowledge is the best option for changing out ceramic discs.

Monobloc mixer taps: These are a single unit tap with a choice of a single lever or twin lever. They are suitable for mounting either on the sink or on the bench top. The design of these taps are appealing for those who like a minimalist style.

Mixer taps: A mixer tap set has one spout and two separate handles (one for cold water and one for hot water). They are ideal for in the kitchen, bathroom or laundry. Swapping out existing mixer taps e.g. changing from white to chrome, is a great way to modernise a room.

Basin Pillar Taps: A basin pillar tap set is two separate handles and two separate spouts – one for hot water and one for cold water. This style of tapware is generally found in older and traditional style homes.
